Pour Taproom

Opening June 2025, Pour Taproom boasts 80 beers on tap as well as an awesome pub fare. Locally owned, Pour has prioritized Duval and Florida craft brews, featuring plenty of sours, innovative flavors, and mixed drinks too. A mezzanine, small stage, and plentiful seating even make Pour Taproom an excellent event venue. And with tons of TVs, if you’re not at the game, this is where you’ll be watching it!

A partnership between Atlanta-based Pour Taproom and VyStar, this first Florida franchise, in the ground floor of the newly constructed parking garage on Laura Street (adjacent to Pizza Dynamo), will be open for lunch and dinner seven days a week.

Pizza Dynamo

Pizza Dynamo is a spinoff of Pizza Jean in Atlanta’s Ponce City Market. With its own menu and vibe, Pizza Dynamo opened June 2025 adjacent to Pour Taproom in the new VyStar parking garage retail bay.

Wolfson Children’s Critical Care Tower

DPR Construction & Perry-McCall Construction completed the seven-story 250,000 square feet critical care tower that serves as the “new front door” to both Wolfson Children’s Hospital and Baptist Medical Center and offers 75 new neonatal intensive care beds and 26 pediatric intensive care beds.

VyStar Parking Garage

Danis Construction built an 807-space parking garage adjacent to the VyStar campus with 13,169 SF of ground-floor office and retail space, including the new Jacksonville Children’s Chorus headquarters and announced Pour Tap Room.

Designed by Dasher Hurst Architects, the project was built by Danis Construction.

The Hub Brooklyn

A collaboration among Restaurant & Hospitality Investment Group LLC, CD+Urban LLC, and Cronk Duch Architecture will construct 11,000 SF of retail, to feature a Southern Grounds & Co., Blueberry Bakery, and new restaurant concept Alder & Oak.

RiversEdge Parks & Boardwalk

The RiversEdge development includes more than four acres of public park spaces opened to the public in Dec. 2025, including a large central riverfront park featuring a flexible lawn bordered by a walking track and a pavilion. A destination playground called “The Gym” designed to provide fitness equipment for adults and children is safely enclosed adjacent to the Riverwalk, and a yoga lawn will be featured in a third, quieter space. Active water access abounds with a marsh boardwalk on the easternmost tip of the Southbank Riverwalk, which loops visitors back through RiversEdge to the parks. Transient boater slips and a kayak launch site will also be available.

These various public spaces will inspire healthy living through art, exercise, gardens and interactive features.

Riverfront Plaza – Phase One

After a seven-month process, a tremendous amount of public engagement and three outstanding designs, the Perkins&Will design team was named winner of the Riverfront Plaza (FKA The Landing) design competition.

Phase 1 of Riverfront Plaza is now under construction and includes an elevated destination playground on top of a park pavilion building, a flexible event lawn, as well as bulkhead and riverwalk improvements. The park pavilion building will include a café space, restrooms and storage space to support the park. Phase 1 is slated for late 2025 completion.

Phase 2 of Riverfront Plaza will include a beer garden, rain garden, a bike and pedestrian connection to the Main Street Bridge and an iconic sculpture situated atop civic stairs that is undeniably unique and authentic to Jacksonville. Phase 2 is anticipated to start in early 2025 with an anticipated completion time of early-to-mid 2027.

Regions Bank Headquarters

This property was originally constructed in 1909 following the Great Fire of 1901 and is considered one of the most historic properties in downtown Jacksonville for its contribution to the resurgence of the city following the fire, as well as its architecture and continuing structural integrity.

This project includes the use of DIA’s Downtown Preservation and Revitalization Program (DPRP) to bring the property back to more historic standards and other improvements needed to preserve and maintain the integrity of the structure for their continuing operating needs. Improvements begin with window replacement and exterior renovations to better seal the historic structure against weather and elements using techniques approved by the Secretary of the Interior that meet established rehabilitation standards. Future phases will focus on other needs related to Code Compliance requirements to make the property more accessible and functional as part of its growth strategy in the Jacksonville market.

One Riverside

One Riverside is a major mixed‑use development transforming the 18‑acre former Florida Times‑Union campus on the Downtown Northbank riverfront into a new riverfront neighborhood with housing, retail, dining, and public space. The first phase of the project – The Residences at One Riverside, a 271‑unit luxury apartment community – has officially opened along the St. Johns River.

The development includes a significant retail component. A 38,300‑square‑foot Whole Foods Market build‑out permit was issued in late 2025, advancing construction of the grocery anchor for the retail district at One Riverside. Additional retail tenants, including a Solidcore fitness studio and a Japanese restaurant planned by Pearl Hospitality Group, are also planned to activate street‑level and riverfront spaces.

One Riverside will also integrate with public realm enhancements, including restoration and daylighting of McCoys Creek and connections to the Emerald Trail and Northbank Riverwalk. Future phases of the project are expected to include additional residential units and retail space, adding to the mixed‑use character of this riverfront destination.
